This paper examines the determinants of demand for housing debt of urban households. Housing Finance Survey data is used to test various hypotheses on housing debt decisions, and a structural model of housing debt and housing demand is estimated using a simultaneous-equation model with limited dependent variables. Theoretical analyses suggest that the quantity of housing demanded, income, wealth, and preference factors affect the amount of housing debt. Empirical results confirm most of theoretical predictions. The higher the quantity of housing demanded and the more mobile a household, the amount of housing debt is larger. The larger the difference between borrowing rate for housing and the rate of return on nonhousing assets, and the larger the household's wealth, the amount of housing debt is smaller. However, income is found to be insignificant to the housing debt decision. This is due to commercial banks' lending behavior that their lending decisions are mostly based on the value of house as a collateral rather than a borrower's payment ability.
