Report Errors
The Purpose of this study is to analyze the problem for Seoul Metropolitan Area Readjustment Districts in Korea. The process of this study was firstly to review laws about Seoul Metropolitan Area and preceding researches on Seoul Metropolitan Area Readjustment Districts. In chapter Ⅲ, we analyze land price changes specializing in Overpopulated Constraint District and Growth Management District for about past 10 years. In chapter Ⅳ, we use Z-score about land price and Cluster Analysis in order to examine and consider the suitability of cities and towns in Seoul Metropolitan Area Readjustment Districts. Z-score results show that there is the land price differences and also differences on rate of price change between cities and towns in the same Seoul Metropolitan Area Readjustment District. Specially, the land price gap between Seoul and the other cities in Overpopulated Constraint District is ever growing. In addition, the results of Cluster Analysis show that there is the necessity of readjustment on most of the cities and towns in Overpopulated Constraint District and Growth Management District.
