The study proposed and evaluated means to estimate land price based on the Officially Announced Land Price Estimation Model. In order to do so, an empirical analysis was conducted through classifying lands into Homogeneous Land Price Areas based on land characteristics and price level. Specifically, similar price rights and land price compartments can be used as a way to increase the adequacy of the publicly announced land price leading to the calculation of individual land prices. Therefore, after operating for about 30 years, this study develops a land price estimation model based on the publicly known land price calculation model that the general public is familiar with. As a result, it was found that the estimated land price can secure balance and adequacy. Specifically, the price gap between standard land and individual land was found to be higher than that of the current standard land, and the balance between individual land and individual land showed a smaller coefficient of change in land prices by similar price. Therefore, if the characteristic information of real estate is advanced and the price data is closely verified, it is expected that it can be useful for improving the official land price system and developing an auto valuation machine (AVM).
