It is still elusive whether the supply of a mixed tenure apartment complex can lead to the increase of neighborship among the residents living in a private sale and public rental unit. Employing 567 answers from the field survey on 8 social-mix apartment complexes in Daegu, this study explores the factors affecting neighborship of residents living in a social mix apartment complex. We also figures out the difference in contributing factors between a private sale and public rental unit, considering the characteristics of physical configurations and spatial proximity. To do this, we categorized specific physical configurations of mixed tenure apartment housings into two types: ‘separate’ and ‘mixture’. As a result, a OLS model with total samples reveals that ‘spatial proximity (B=.222)’, ‘rest space’ (B=175), ‘resident participation’ (B=.142), ‘playground’ (B=.133), ‘meeting room’ (B=.095) are positively associated with the neighborship at the statistically significant level (p<.05). In addition, two separated models by private sale and public rental samples presented different results in terms of the relative importance between factors contributing to the neighborship. While ‘rest space’ (B=175) is the most important factor in public rental units, ‘playground’ (B=.133) is the most but ‘meeting room’ is not found the significance in private sale units. Therefore, site design strategy not only for spatial proximity between different tenure types but also for the supply of public facilities, where residents might be able to share their physical and social activities, will be highly recommendable.
