Report Errors
The purpose of this study examine the effect of factor analysis on the price ratio of real estate auction process as real estate buyer take the special rights of real estate auction. This study uses panel data model. Panel data model was used to test the POLS model, fixed effect model, and randomized effect model The temporal ranges are from January 2011 to December 2015, and the spatial ranges are metropolitan in Korea. The special rights of real estate buyer have a significantly positive effect on the real estate all auction price ratio. According to POLS model, lien execution bid rate, tenants opposing power bid rate, and priority charter right bid rate have a significantly positive effect on the all auction price ratio, while fixed effect model and randomized effect model not have a significantly on the all auction price ratio. If the all auction price ratio is increasing, special rights of real estate buyer will increase, while the housing auction price ratio is decreasing, special rights of real estate buyer will decrease Therefore all auction price ratio can be used as an indicator of the special rights of real estate buyer. It was confirmed that the direction of the movement of the real estate auction price ratio and the special rights of real estate buyer.
