This study analyzes the interregional causality and space-time spillover effects of housing prices and trade volumes in the metropolitan area. The main empirical results are as follows: First, the three major boroughs in Gangnam and bubble seven areas in Gyeonggi Province were found to lead the housing price, while Gangbuk and Incheon were most influenced by other areas. Second, Gangbuk and Incheon were found out to be largely affected by the price of the three major boroughs in Gangnam than by its own price, and were affected by Gangnam for a long period. Third, the trade volume in the metropolitan area was led by Gangnam, while Incheon and the northern areas of Gyeonggi were analyzed to be influenced by other areas the most. fourth, Incheon and the northern areas of Gyeonggi largely reacted to the shock of the trade volume of Gangnam and itself. The policy suggestions of this study are first, as the interregional causality and space-time spillover effects of housing trade volumes are limited, more active efforts are necessary for the vitalization of housing trades. Second, for the vitalization of housing trades in the metropolitan area, the deregulation on Gangnam area or specialized policy to vitalize the area which is least affected by the housing market is demanded.
