Until now, various public rental housing policies have played an important role in stabilizing the residential life of low-income families. However, various studies at domestic and international substantiates the belief that is located at closer location negatively recognize the location of public rental housing around the living area. If the non-preferred are influx of undesirables in around the residential area, many citizens are concerned about worsening local image, declining neighborhood commercial districts, worsening amenity, and increasing crime rates. In particular, there are many concerns in Korea that the decline in the asset value of houses or the increase in asset value will be reduced due to the location of rental houses. On the other hand, recently many studies have confirmed that the relationship between rental housing and neighborhood property value are not statistically significant, and some studies purport that the housing price of pre-sale housing is significantly increased by meeting the minimum requirements of living facilities around the residence. However, several studies have analyzed only a few apartment complexes samples or not reflected the types and characteristics of rental housing. The impact of distance and characteristics to adjacent public rental houses on apartment sales prices is analyzed based on the data used in this study is based on the total data of the actual transaction price of the Ministry of Land, Infrastructure and Transport traded in Seoul for one year from June 2021. In particular, it comprehensively analyzes rental houses of various types and time points supplied by the KOREA LAND & HOUSING CORPORATION and the Seoul Housing & Communities Corporation.
