As the social part is becoming more important in sustainable urban regeneration, the concept, components, role and evaluation of social sustainability have become important academic and policy issues. However, it is difficult to define and measure the invisible concept, so there is a lack of empirical research on social sustainability. The purpose of this paper is to derive the evaluation factors of social sustainability, which are one of the pillars of sustainability, and apply them to urban regeneration projects. At the level of urban development, especially in the unit of projects targeting microscopic ‘industrial alleys’, the applicable factors are social equity, local identity, and social mix. Unlike the early projects in the early 2010s, the urban regeneration project of the ‘Tool Alley in Buksung-ro’ has found an identity that reflects locality and historicity. As a result, residents are increasingly voluntarily and actively participating. Voluntary participation brought social equity by increasing satisfaction with immaterial benefits. This seems to increase the sustainability of the business. Also, through participation, it is evaluated that not only physical mixing but also social mixing and trust are being formed.
