Many buildings in Seoul suffer severe parking problems; lack of
parking spaces and higher land prices. Yet, a uniform number of
parking spaces are required for new buildings in CBD, disregarding
the purposes of the building.
This paper attempts to identify parking space demands by types of
building uses such as offices, stores and banking services. A
regression model was developed to estimate parking space demand
for newly planned buildings in CBD of Seoul.
The result shows that the parking space lots for offices, stores
and banking services are 3.18, 6.90, and 10.22 lots per 1000m2 of
floors, respectively. That is, a parking space is 315m2, 145m2,
and 98m2 respectively. Current requirement parking space per 150m2 of
floor can be loosened for office buildings, but should be
tightened for banking service facilities.
