Recent residential-commerce buildings seem to be development model to seek the maximum profit by securing maximum floor area ratio, rather than its original role to improve Doughnut effect or to be a neutral zone between commerce/business function and residential function. According to the new paradigm of the day, it is expected that the price of residential-commerce buildings with active development has some factors affecting on the price, different from the ones affecting on the existing regular apartment, it is necessary to analyze those factors by segmentation per characteristics of residential-commerce buildings. Since the price of residential-commerce buildings is different from the area where it locates, the residential-commerce buildings are segmented in similar range of price. After analyzing whether there is a price difference by location. If yes, how it affects to the market to understand the factors affecting on price that reflect consumer's need and preference. In conclusion, housing complex's characteristic factors' such as plottage, number of generation, and number of building were common factors that affect on the price of residential-commerce buildings in Seoul. The bigger residential-commerce building's complex, the higher the price is due to the development in big complex building group. When it is analyzed by market, the each segmented market has different factors that affect on the price of residential-commerce buildings.
