The purpose of this study was to perform the utility of an on-line community for public-loan basis happy house, and to resolve unstable housing for young generation. Based on the hypothesis; "80% of occupants of happy house are made up with young generations, in which they continuously maintains online-communities and has potential of operating an new homepage for the housing," newly built loan-type dwelling (happy house) there should be a way to make on-line community active and find a method to carry-on operating in the future. The results were as follows: 1) Needs of contents for happy house on-line community was fitness center and health center information (79%) as the most favored followed by small town library information (70%) and self-improvement community. 2) Needs for online contents, usage of online community, and communication between neighbor had correlation. 3) 60% of the randomly extracted group showed interest about providing incentives for maintaining online homepage for the occupants, and for incentives, discounting rental fee and cheaper dwelling deposit. In fact, unprofessional caring services and discrimination between operations group and the occupants were seen as cons. 4) Important factors for operating homepage was relativity with the off-line (44%) and information sharing (33%) were the top two factors. 5) 98% of the respondents showed positive attitude towards happy house on-line community; this results proves that utilizing on-line community is possible.
