The purpose of this study is to analyze the differences in social capital within different communities of consumer-centered public rental housing units, and how these differences in social capital affect tenants’ residential satisfaction levels. Factors affecting social capital were derived from the observance of social norms, linking networks of trust, and bond networks. As a result of analyzing the average differences of social capital by community type, we discovered that there were significant differences between social norms and bonding networks, mainly according to age and income level. On the other hand, linking networks of trust did not show significant differences by community type. While analyzing the effect of social capital on housing satisfaction levels, social norms, linking networks of trust, and bonding networks, we found that all of these experienced an overall positive effect on residential satisfaction. Based on these research results, it is necessary for consumer-centered rental housing units to run a community program which is tailored and suitable for the community, in order to properly form a network of trust between neighbors.
