This study addresses aging-related issues, including the rise of solitary deaths among elderly individuals, by proposing elderly housing facilities that alleviate social isolation and support "aging in place" (AIP). The University-Based Retirement Community (UBRC) model from the U.S. is analyzed as a case study, focusing on project implementation, operations, and university-provided programs. A comparative analysis of cases in South Korea, the U.S., and Japan is also conducted.
The proposed site is Seoul’s Gwanak-gu and Seoul National University Gwanak Campus, chosen based on low supply of elderly welfare and medical facilities. The study compares welfare facility numbers across Seoul’s 25 districts with projected 2040 elderly population ratios and examines Gwanak-gu’s medical facility status and elderly population data.
For the design alternative, the Sillim Urban Renewal Promotion Zone is suggested as the site for a municipal senior welfare center. The proposal outlines three key considerations: utilizing university resources, identifying target residents, and establishing implementation and operational strategies.
