Report Errors
Amenity effects on housing price can change over time. For example, proximity to the CBO becomes less important over time in the process of decentralization. Futhermore, inter-temporal changes of amenity effects on housing price may contain important policy implications. However, it is hard to find existing studies focusing on dynamics of housing price determinants. This study analyses dynamic changes of housing price determinants in Seoul using a modified repeat sales model. The results are summarized as follows: 1) CBD effect has decreased while Gangnam subcenter effect has increased, 2) proximity to subway station and park has become more important, 3) housing size effect has shown a fluctuating path over the past 11 years(1993 - 2004).
