To date there has been little empirical study into the determinants of apartment chonsei-to-price ratio. This research reveals an empirical methods for apartment chonsei-to-price ratio determinant factors associated with economic conditions, regional and physical characteristics. This research adopt regression analysis to verify the relationship the chonsei-to-price ratio and apartment characteristics. basic of the foundation for the apartment prices and related theory come from hedonic price functions. the apartment data used in this research are composed by Online property information providers like Real Estate 114, Naver Real Estate, Daum Real Estate and interviews with a few real estate agents. this research examines data from 500 apartment units in seoul. the average apartment chonsei-to-price ratio for the sample is 41.1% with a range from 25.0% to 76.6%. According to the result, the apartment sale price and the chonsei price have positive relationship. Especially, the apartment chonsei price is a important variable in determining chonsei-to-price ratio. Before the Asian finance shock, the apartment chonsei price go up and down with the apartment sales price concurrently. but apartment sales price move differently by sub-housing market and number of households recently. the common independent variables which affecting the sale price and chonsei price are sub-housing market and number of households. the chonsei-to-price ratio increases as chonsei price increases while the chonsei-to-price ratio decreases when age of property increases. The result indicates that the independent variables affecting to the chonsei-to-price ratio are different by sub-housing market in seoul. This research show that size of house unit, total floor of a building, sale price per 3.3㎡, chonsei price per 3.3㎡, and age of property affects a apartment chonsei-to-price ratio in seoul. the apartment chonsei-to-price ratio model are reasonable.
