Report Errors
The house lease price rate, which represents the ratio of lease price compared to housing sales price, is a good indicator to look at the future housing market outlook through observing two different prices: the lease price and the sales price.
In this study, the regression analysis is conducted to the metropolitan area using the lease rate of the apartment market which is a sub-market of the housing market. The purpose of this study is to identify urban characteristics that affect the lease rate of each region and season and to use them as basic data for housing policies that consider urban characteristics.
In this study, it was found that the lease rate is different according urban characteristics. The result of this study shows the need to adjust the supply according to region by reflecting urban characteristics in the future housing policy. In order to maintain a balance between the sales price and the lease price, it is necessary to provide both self-sufficiency based expansion and housing supply in consideration of urban characteristics.
