The foothold of university affects market prices of apartments directly and indirectly since university itself plays a role as a main agent of economic activities of community nearby. Several physical and locational factors affecting market prices of apartments were listed from expert interviews as well as literature review. Then a series of stepwise multiple regression analyses was conducted in order to identify main factors driving the market prices. A group of 174 recent sales prices of apartments in different blocks was selected for the analysis located within one kilometer from the main gate of the Pusan National University in Busan. From the analyses with both physical and locational factors, four factors of ‘years from built’, ‘total housing units of block’, ‘distance from subway station’, and ‘total unit of car parking’ have been identified as drivers of the prices. Furthermore five factors of ‘distance from university’, ‘distance from elementary school’, ‘distance from high school’, ‘distance from large market’, and ‘distance from subway station’ have been found as statistically meaningful drivers from the analyses with physical factors only. The study will be a great interest for both researchers and industry personnel to conduct related studies and to anticipate a trend of market prices of local real estate.
