The provision of convenient residential spaces for the elderly to live in is emerging as an important social issue as they enter the super-aged society in 2025. As one of the measures for this, the role of welfare housing for the elderly is being emphasized. The purpose of this study is to analyze the preference factors for baby boomers to move into welfare housing for the elderly. Data were collected through 2022 data from the Ministry of Health and Welfare and a survey of baby boomers aged 60 or older. Analysis items include general characteristics of the elderly population, location conditions of preferred housing complexes, auxiliary facility design factors, operating entity and economic factors. The research results suggest ways to contribute to promoting the sale and rental supply of welfare housing for the elderly and solving the housing stability problem of the elderly in a super-aged society.
