This study analyzed the influence of residential satisfaction by housing price level in apartment residents, Hanoi, Vietnam as there was a need to conduct a study overseas on residential satisfaction. For this analysis, this study divided the housing price level into high priced level and low priced one, selected the cases representing this best, and conducted a survey for about 2 months.
As a result, first, it appeared that residential satisfaction was higher in high priced housing than in low priced one. This result is consistent with the domestic and overseas preceding studies. It is because in the high priced housing, they mostly consist of the residents who have an excellent payment capacity compared to the low priced one, and if their residential satisfaction gets lower, they can move as much as they want. Second, as a result of analyzing the influencing factor on residential satisfaction by housing price level, it was found that each housing price level showed a difference. To look at the characteristics of resident, specifically, it appeared that in case of high priced housing level, the higher the education level, the higher the residential satisfaction and in case of low priced one, the lower the education level, the higher the residential satisfaction. To look at the type of occupation, it appeared that in both housing price level, the residential satisfaction was higher in one’s own house than in rental house. With respect to the residential environment variable as well, the high priced housing zone was influenced by the environmental and access factors and the low priced housing was influenced by environmental and social factors. Third, as a result of analyzing the influence of residential satisfaction factor by housing price level, it appeared that each housing price level showed a difference. This study is expected to be used as the basic data for indirectly reasoning the Vietnamese residential culture and further understanding the Vietnamese society.
